On-going investment keeps the city revitalized. New Brunswick encourages redevelopment, with a long history of public-private partnerships and the support of all major stakeholders. Within five blocks of downtown New Brunswick, more than $1 billion in development has been completed by New Brunswick Development Corporation (Devco) in the past 15 years.

Listed below are just a few examples of Devco’s successful developments in recent  years.

Devco also completed the New Brunswick Wellness Plaza in 2012. Located directly across from The Hub and New Brunswick Train Station, Wellness Plaza is a unique public-private partnership that services the residents of New Brunswick as well as its daytime commuters. Wellness Plaza includes a 50,000 sf retail space on the first level to accommodate a full-service supermarket. Additionally, the 60,000 sf RWJ Fitness & Wellness Center features a state-of-the-art fitness center including a large exercise floor with a wide variety of state-of-the art cardio equipment, as well as an expansive aquatic center that includes junior Olympic-sized lap pool, a therapy pool and a spa pool. Wellness Plaza also includes 1,275 parking spaces and in 2014 will be directly connected to the New Brunswick Train Station through a new pedestrian bridge.

The recently completed College Avenue Redevelopment Initiative is a transformational project and represents one of the most significant public-private partnerships in New Jersey history. This significant project included the development of a new 2500-seat academic building for Rutgers’ School of Arts and Sciences together with the 550-bed residential Rutgers Honors College, and a 442-bed student apartment facility known as The Yard @ College Avenue. The Yard also features ground floor retail, public green space and infrastructure improvements benefitting the entire New Brunswick community. The total investment for the overall project was $330 million and represents the development of approximately 860,000 sf of space.

Completed in late 2012, Gateway Transit Village is a mixed-use redevelopment project adjacent to the New Brunswick Train Station and across from the main campus of Rutgers University. This project includes 14 floors of residential use comprised of 150 market rate rental apartments and 42 luxury condominiums. This residential tower sits atop a significant commercial development which is anchored by a 450,000 sf Barnes & Noble University Bookstore together with 13,000 sf of additional ground floor retail space including New Jersey’s first Brother Jimmy’s BBQ as well as a deli/convenience store and rental car service. The building also includes 45,000 sf of office space for Rutgers University and the offices for the New Brunswick Parking Authority.

Through innovative public-private partnerships, Devco also developed The Heldrich, one of New Jersey’s most significant urban economic development projects. The development included a 365,000 square foot complex, comprising a 248-room hotel, an executive conference center, 48 luxury condominiums, street level retail, and academic office space occupied by Rutgers University. Heldrich Plaza is a unique consortium among Devco, private development partners, Rutgers, the New Jersey Department of Labor, the New Jersey
Redevelopment Authority, and the City of
New Brunswick.

The fundamental elements for a livable city include a variety of accessible places to live, work, shop and play. Devco’s redevelopment projects have helped to reestablish this quality urban lifestyle.
